Some communities are staffed twenty-four hours; others are a single call-box arm. The difference shows up in dues, in resale, and in how the neighborhood actually feels day to day.

Read the HOA before you fall in love

Architectural review, rental restrictions, boat and RV rules, and reserve health vary widely. We pull and review the documents during due diligence, not after.

Access has trade-offs

Guest entry, deliveries, school buses, and rideshare all work differently behind a gate. Worth thinking through if you host often or have teen drivers.
