The Village of Marvin sits in Union County near the Mecklenburg County line.
That makes it geographically relevant to buyers who may also be considering Ballantyne and Weddington.
But Marvin is its own municipality with its own planning and zoning regulations.

These two are often compared because they're neighboring Union County communities and both appear in higher-end Charlotte-area home searches.
The better comparison isn't "Which town is better?"
It's:
Which specific property gives you the location, lot, house, school assignment if relevant, and daily routine you want?
Marvin vs. Ballantyne
This comparison involves a more fundamental choice.
Ballantyne is within Charlotte and Mecklenburg County.
Marvin is a separate Union County municipality.
That changes your public-school district, local government and other practical considerations.
Is Marvin Right for You?
Marvin may belong in your search if you're looking for luxury housing outside Charlotte while remaining connected to South Charlotte.
But don't buy the word "Marvin."
Buy the property.
Understand its zoning.
Verify its school assignment.
Research nearby development.
Drive the route you'll actually use.
And make sure the version of Marvin attached to that particular address is the one you're picturing.
